Assistant Superintendent-Nassau County, NY

Location: New York

Description: Keller Augusta Partners is in need of Assistant Superintendent-Nassau County, NY right now, this position will be placed in New York. Schedules inspections, develops and maintains working relationships with the project’s building officials and inspectors, as well as, creation and completion o! f punch lists prior to turnover.

Identifies and makes recommendations to Project Superintendent regarding project risks including safety/loss control, subcontractor/supplier issues, site conditions, scheduling, change orders, and document conflicts.

Supervises and monitors work of punch carpenters and a high number of sub contractors.

Has authority to terminate non-performing sub-contractors and request replacements.

Prepares punch list and ensures completion is satisfactory prior to inspections.

Inspects subcontractor’s work to ensure that it meets Company quality standards.

Creates schedules as they relate to the completion of projects and ensures tasks are finished accordingly.

Prepares minutes of Safety Weekly Meetings.

Maintains and orders necessary parts and replacement parts to prepare units for final inspection.

Oversees the completion of all plumbing, heating and air conditioning, in! stallation of doors, cabinets, and appliances.

Coordi! nates and ensures building complex meets Company standards prior to turnover.

Monitors subcontractor’s efforts to comply with the project’s safety program.

Ensures projects are on schedule and gives Project Superintendent updates on progress.

Accepts deliveries.

Reviews plans in order to identify mistakes and inconsistencies and makes recommendations on how to resolve such issues.

Ensures duties not contracted out are being completed.

Ensures that documentation and paperwork are organized within the filing system set forth by management.

Ensures the exterior of the property meets the Company’s expectations, which includes roofing, siding, doors, windows, gutters, drainpipes, landscaping, etc.

Participates in Company-provided training such as safety, non-discrimination, and harassment prevention.

Complies with all Company National Standards, applicable health and safety rules and regulatio! ns, as well as applicable local, state, and federal laws.

Education and/or Experience

High school diploma or equivalent is required.

Bachelor’s degree in construction management or related field is preferred.

Minimum 3 years experience in the multi-family construction industry is required.

Extensive knowledge of established construction principles/practices, procedures, techniques as well as applicable local, state, and federal building codes is required.

Familiarity with a wide range of equipment and tools, building components and systems is needed.

Must be able to read blueprints and schedules.

Previous supervisory experience required managing construction employees and sub-contractors to ensure work is done efficiently, accurately, and meets scheduled deadlines.

Skills/Specialized Knowledge

Ability to read, write, understand, and communicate in English.

Ability to use a p! ersonal computer and have a working knowledge of Microsoft Office, Word! , and Excel.

Ability to use general office equipment, such as telephone, fax machine, printer, scanner and copier.

Knowledge of construction procedures, building codes, construction procedures, and rough trade work.

Knowledge of federal, state and local codes for Handicap, Fair Housing, ANSI, Waterproof, Environment/AQI and Acoustical.

Must be available to work on-call.

Some travel may be required.
